The 2021 house sale parade is historic. Inventories are at an all-time low and the days in the market are short. You may think that preparing your home for market isn't that important right now, but with even modest attention you can choose your float and make money. Remember, you are not preparing the house for your lifestyle and preferences. They put the "eyes of the buyer" on the scene. These are our four most important tips:
1. You're still moving, so you might as well pack and "walk out in the middle". Half of your things can disappear. Choose a POD or storage unit, or just gift items. Your home will feel bigger and there will be less to distract buyers from the idea of living there.
2. Don't assume that the next buyer can live with delayed maintenance. Ask us about the best upgrades for a refund. Some pay more than others, dollar for dollar or better.
3. Don't live in the dark when you're selling. Clean and turn on every light. Add lamps to dark corners. Use safe, full-power lamps and keep all lights on during projections. Remove shutters and cut trees.
4. Few of the buyer's deactivations are stronger than animal or other odors. If you have pets, you probably don't smell them every day, but buyers do. Rely on us for an open assessment and, if necessary, go a step further by calling in a professional for a thorough cleaning.
