Residents who have suffered property damage from Tropical Storm Eta should take special care to document insurance damage and only use qualified and licensed contractors for repairs.
- Document everything and take an inventory of the damaged goods. Take photos and videos (save them to the cloud if you can).

Hire a contractor
- Beware of "makeshift" contractors who make deposits and do no work. Never contact a contractor for work to be done.
- Only deal with licensed and insured contract partners. Make sure the license is current and active by calling the Pinellas County Building Licensing Board at (727) 582-3100.
- Request and review references from previous clients.
- Get at least three estimates. Make sure the estimates are detailed and for the same job.
- Avoid a contractor who requires full prepayment. Pay at the end or during the work. Always avoid paying in cash.
- Avoid contractors asking you as the owner for a building permit.
- Be wary of contractors telling you that major or structural repairs do not require a permit.
- Take the time when you sign a contract and ask a knowledgeable friend, family member, or lawyer to review it before signing it. Make sure the warranty information is included in the contract.
- Ask the contractor to provide a final affidavit stating that all subcontractors and suppliers used in the work are fully paid. Make sure the construction department verifies the work before final payment.
