Ice, snow, moisture, mud and melted ice can damage the floor if the facility managers are not prepared.

According to Rick Vanerkoy, President of Secure Clean, a US contract manufacturing service provider, there are several ways to protect floors and ensure the safety of building residents.

Build the floor ready

Apply a floor covering. Many managers believe that the purpose of a floor coating is to give the floor more shine. Although it creates a shine, the real purpose of finishing the floor is to protect it.

High-quality floor mats must be installed at all entrances to the building. According to the American Institute of Architects, the length of the carpet is the key to its effectiveness in high-quality carpets. For example, they report:

  • The two-meter-long carpet captures 33% of the deposits that go into a facility
  • 10 foot mat capture 52%
  • Twenty feet catches 86%
  • 25 feet capture 100%

"We recommend our customers to install carpets that are at least 1 to 2 meters long at the main entrances to the building," says Vanderkoy. "Another advantage is that cleaning costs can be reduced."

Once these steps are done, proper and effective floor care is the most effective way to protect building floors in the winter months.

Routine maintenance: guards must extend floor cleaning in the winter months. The hall floor may need to be cleaned two or three times a day.

Interim maintenance: Additional cleaning requires automatic washers. As the name suggests, these machines automatically clean the floor when they move on the floor. This step removes large deposits and dirt particles that can damage the floor coating and therefore the underlying floor.

Restoration: The process involves stripping the entire surface of a floor, rinsing the floor, and applying three or more thin top coats to the floor. However, if all of the above steps have been followed, the renewal cycles may be delayed in the winter months. Maintaining the floor requires a lot of work, is expensive, not always environmentally friendly and can disturb the users of the building.
