Real Estate Agent Tips to Help You Position Your Home for Sale or Stay There | The Bucks County Herald

Think about the first time you went house hunting. What houses were you drawn to? How has the process changed and what can you do now to ensure your home is in the best position to sell well?

Even if you've been in the real estate market for a few years or even decades, looking at your home with neutral, unbiased eyes will help you identify upgrades, repairs or changes that will make your home special. Your competition.

Think like a buyer

According to Leigh Nunno, one of the keys to a healthy home is making sure your home is a space that others can imagine themselves living in. Nunno is a real estate agent and broker associate with the Melissa Healy Group at Keller Williams Real Estate in Doylestown.

Whether it's a fresh coat of paint or a clean, clutter-free environment, buyers want to be able to look beyond their belongings and see their things on the walls, in stacked shelves, in filled closets, and in stacked closets.

"When a buyer looks at a home, they open the closet and pantry doors. They look at the organization and how they could live in the house. "It's not just the size of the pieces that matters," explained Nunno.

Clean; clear up

Nunno said many clients begin the process at least a year (sometimes two) before putting their home up for sale.

"Cluttering, organizing and decluttering seems to be at the top of everyone's priority list. Some people are surprised when we tell them we worked with them for two years to prepare," said Jaimie Meehan, also a real estate agent with Melissa Healy Group.

He said his team is working with businesses to pick up furniture and other items and arrange for them to be removed or disposed of.

Have a task-oriented to-do list

Meehan said that a year or two before the IPO, "we provided the sellers with resources and a tailored plan of attack."

This may include a new coat of paint in a neutral color, cleaning or replacing worn carpets or other floor coverings, and making or arranging for repairs and maintenance to the home. Cleaning decks and patios or repairing or cleaning exterior coatings or roofs.

"Starting the process early gives home sellers enough time to act," Meehan said.

Have receipts available for all home improvement projects and system services, such as: B. for heating, ventilation and air conditioning technology or the maintenance of septic tanks.

The value of seasonal photography: inside and out

In the digital age, photos have become MVP ambassadors for home buyers and sellers.

"The reality is that people look at pictures of houses on their phones," Meehan said.

Prep work and longer lead times allow home sellers to present their homes and properties in the best possible light and attract more potential buyers, he said.

Do you go all out on vacation?

The best way to capture these images in advance is to plan a year in advance and work with your real estate agent and their team. How about having a green thumb that would be the envy of local garden clubs?

Make sure these spring and summer photos showcase your fragrant roses, dahlias and perennials to their best advantage.

If your landscape is spectacular with deep red maples and other types of fall foliage, make sure these images capture the best features of your property.

"We can create this customized plan for photography and interior and exterior photography," Meehan said a year before the homeowner is ready to list.

In addition to better positioning the current home (and getting the best sales offers), giving buyers enough planning time means they can organize their financial needs, create their new budget and sort out any money issues before moving in.

"We often have clients who tell us now that their home is ready to sell that they love it! And once those projects are completed, it impacts their motivation and inspiration," Meehan said.

Ultimately, this gives customers peace of mind and leads to the best results.

"We help them by providing resources to make selling their home as easy as possible," Meehan said.
